If there is no issue, than an agent should not charge you for data...What you have to remember is that you'll be competing with hundreds of agents that focus on this group and have proven systems and predictive analytics to get to these deals first.

These would provide predictable income which could be paid out as distributions (quarterly or other) year to year.

Heloc's that I have seen float against some index and nobody can predict future interest rate.

Appreciation is only meaningful later, is not predictable, and ONLY is recoverable upon sale or refinance. 

The reasons are because it is truly passive, low risk (investment is secured by real property), guaranteed predictable returns (contractually).

If so, the number will change slightly each month but follow predictable patterns.

Unlike electricity which so politely and predictably runs in a straight line, water irritatingly doesn't.
