To me that documents precisely the local difference between your average (median) 2 bedroom and 3 bedroom.My personal experience of renting properties for many years is that 3 bedroom properties have more demand than 2 bedroom properties.

That's precisely what I feared.

But more precisely it's an income property if you take yearly rent / purchase price + repair cost and if that is .12 or higher you have an income property.

The area that needs to be precision is your numbers on the deal. 

Having said that pre assembled cabinets are also better quality, because they are glued and pressed using precise squaring machines resulting in a more squared cabinet and a bit more rigid.

The level of detail and precision depends on your building department.Egress is often an issues with basement units.

I know there are more precise/accurate numbers in the MLS from what i am hearing, but until i can get a deal or two under my belt and get going i do not see the absolute value in it.

It shows cash flow with a rent to purchase in the 0.7% area (0.723% to be more precise for my RE; I forgot the other RE number but it was not much different than my RE).Good luck
