LOL.. not sure why anyone would post anything offensive or removable on your question its a great question to ask a national audience of real estate folks.. 

@PJ Kolnik I hope I'm not being offensive here, but $350 after PITI is just not great cash flow on a chicago 3 unit.After PITI, expenses that I would usually budget for are management, owner paid utilities (if any), vacancy reserves, and maintenance reserves.

As an Agent working the frontlines I have sold some multi family properties over the last 12 months to investors that made such low margins and some were actually negative cash flow.

Players like Aaron Donal, Von Miller, and Leonard Floyd were instrumental in keeping the home front safe, which enabled the offensive team to advance toward victory.

No offense to you single mothers.

It also puts thse owner on notice and fines increase for repeat offenses - up to and including prohibiting the property from being rented as a remedy.

Lots of good 2-4 unit opportunities and mixed-use opportunities in Philly is what I have found from my experience as a lender/on the front lines.
