I would love everyones feedback on a property I analyzed and passed on (well, I offered so low that I was no where near the sellers number).I used the spreadsheet available here in the files section.TRIPLEXList Price $474,900Total Monthly Rent $3,645 (fully rented right now)Taxes $6,173Great condition so I didn't assume crazy repairs.To me this looked like it needed to be more around $349,000 ($419k to be cash neutral).I can provide me info if needed.Thank you for any feedback you have.Bob
