When I explained to him that I wanted the addresses of the prior deals he had done over the past two years, all business names he had used during that time, and the name of the escrow companies he had used along with a contact name - he stopped communicating.I don't expect a new investor to be well polished, or even confident in what he's doing (and that's okay with me).

Additionally, the wood border in the kitchen was also removed from the original position and the nails on the wood may potentially hurt my two young kids.

The OP has assumed "perfectly good outlets", which may be the case, but more than likely there will be some hidden issues that will pay to resolve.There's wise economy, but be careful about polishing turds.

I'd then aggressively expand  to purchase new properties every 6 months from there.I personally had to make money, then save money, to have money. you nailed it.
