(might you it had major termite issues, huge foundation problems and needed a roof.The last house we walked thru had multiple offers and had a bathtub that had fallen thru the beams into the sub flooring.I just dont think Dallas is a place I would move to solely because of the real estate market.I wish you luck, and hope all goes well!!!!

HVAC and wiring for sure, but also rotten beams or sub floors, many things that are not up to code that you would need to upgrade, and so on.Good for you for working to get into the real estate game!

Having said that, many of the less expensive structures in the city were built between 1920 and 1940, pre-air conditioning, on pier and beam foundations (because Houston is built on a swamp,) and have relevant quirks and needs.

They have old pier and beam foundations which will need to be leveled, they will need new wiring, new plumbing, probably new siding with insulation.

I'm new to bigger pockets and new to realestate investing and I have a Question about foundation, I have a property under contract right now that's in a great area and it has a great Arv and a low price but the only major problem is that the peir and beam foundation has dry rot on alot of the subfloors of the bed rooms and alot of the floor joists are broken and the beams are in pretty bad shape it's an older 1955 house so I'm thinking this SFH may turn out to be a money pit if I end up closing , I got a quote from a contractor in my area of 17k to jack up the house and fix everything I thought that price might be pretty high but at the moment Im searching for other quotes and my Question Is what's a typical price range for foundation work ?
