Also I should make it clear, I am really not all that successful of an agent, I'm not pulling down huge production numbers, but I'm also not really interested in sacrificing quality of service for volume and Ive not yet figured out how to scale in my way yet...but I've been at it about 3 years full time, so I'm still working it out I feel.  

There are going to be three levels of addressing this 1) things you can simply go there and do anytime (pick up pet waste and throw it away) 2) things you can do given proper notice (enter the unit and inspect, repair damage etc) and 3) things you can only do given proper process/procedure (notice to vacate, increase rent etc.)

There has to be an account in the middle for repairs, renovations, etc. and you want to know how that will be disbursed and if you need a workflow between you.If you decide to do it, just start small with an asset that is as close to can't lose as possible so you can fine-tune your collective process.

The process of selling is a bit more complicated and is a much larger transaction that can have a lot of nuances depending on the deal.

It can be a huge pain to get started but you do get your rent direct deposit every month.

The plus side is the airbnb supply has fallen and we have noticed a HUGE increase in our gross STR rents, roughly 20% higher then a year ago.
