One more thought: If you have $130k to put into a SDIRA now and can toss in an average of $6,000 / year over a 20 year horizon then you can probably get to the 5 properties level without leverage (depending on assumptions of growth).

Tons of big economic projects on the near horizon that should really improve the real estate landscape.

The sky may not be falling, but, there are things on the horizon to start noticing.

I hope that buying OOS properties with reasonable rent to value ratios and a buy and hold time horizon will work out even through a down turn of the economy.But yes the chance of things continuing up the way they have been going seems increasingly unlikely.

Yeah at that price I can see parking some money for a 10-20 year horizon. 

If only there were something better on the horizon....  :-)

Texas is still the darling of the country in terms of economy but it's been going on long enough now and is so widely sought after that it just seems prudent to expand my horizons. 

Hardly an arbitrary number in my opinion.But as Steve suggests it depends on your strategy; it depends on your investment horizon; it depends on your investment criteria.

My Goals here are me learning more not only about RE investing but Investing and sound financial philosophy in general.So a part of my goals are to broaden my financial mind and horizons. and sharing the knowledge I do have in a constructive way.
