please tell me how a seller felt they had the legal grounds to sue you, so im educated for the future?

My goal is to get out of analysis paralysis and get my first deal in the near future. 

I am involved in a syndication and may look for more passive ways to invest in the future.

Any feedback or constructive criticism would be helpful as I do plan to grow in the future and would need a better way of dealing with late paying tenants. 

I think modular homes have a big future, I know a contractor trying to use them to accelerate hotel construction.

The down side of purchasing our PR in this area is the mortgage payments would be quite high, preventing us from saving anything toward a future investment. 

We were helping a friend renovate a house which had been home to a heavy smoker: one room was so bad - owner had smoked in the same chair for 30 years - that we had to replace the sheet rock on the walls and ceiling.There have been some studies in the past few years showing that the chemicals from cigarette smoke, even when encapsulated with paint, eventually come to the surface exposing future residents, in particular young children.  

In addition to appreciation potential, there are a bunch of tax benefits to consider as well... my favorite being that a tax loss can be carried forward to offset future taxable income.

The focus points for me right now are deciding what to include in my tech stack that's not going to break the bank in the future as well as includes professional features not just a user friendly interface like some other PMS.I'm between these 3 currently. - Hostfully(seems to be most cheap)- Uplisting(seems to be the most professional)- Hospitable(most friendly UI & the only one I currently have experience with)     Biggest con for me is lacking in ai for messaging which they've denied integrations with developers.

All things being equal between two areas, if cap rates are similar, but one area is likely to have more appreciation in the future, that is something I would take into consideration, though.
