and shuffle that 'fiat' currency around WORLDWIDE, so the ratcheted leverage just keeps increasing, while the  markets for those currencies and everything else "fluctuates," according to individual currencies and nation states, controlling and competing, marketshare.

Some boomers want a more secure income without the hassle and fluctuation of market values. 

If you have a strong margin of safety then you will continue to make your debt service and the temporary fluctuation in cap rates won't harm you.  

With debt you got to repay it with set interest, where with equity, it fluctuates.

I’m sure these numbers fluctuate based on location and the type of development being built.

It's hard to say, as cap rates fluctuate over time, and you can never really be sure until you sell.  

@Adam Juodis it is good to have an "idea" of your net worth even though owning real property makes it difficult to have an exact value ( properties values fluctuate). 

Had a plumber come out and he said he feels a slight fluctuation in the water when he has the bathroom faucet also running and he's flushing to toilet.

Don't let anyone tell you differently though: markets will fluctuate...and sooner or later our markets will drop in value.

I personally like it when i know how much i am going to have to pay instead of having fluctuated rates all year round.
