I advertised on rent.com and that was 50 dollars down the toilet.Not one call and I am priced great.What I have had great success with on my apartments is I have a sign like the ugly yellow sign or a white sign with black marker on it.I pay a person about 5 bucks an hour to go out and hold it for a few hours at lunch and dinner time on a close high traffic street.Also in front of a Wal-mart main road is great also.Each time they do it I get about 5 to 7 calls a day.I have 20 units and growing so if you have one house you might need to only do it for a day or so.I have found it extremely effective because the people are localized or work in the area and want to relocate there and get rid of the commute.Many cities or counties have sign ordinances for being in the ground.What they many times DO NOT have is an ordinance against people holding a sign for a few hours at a busy intersection.So this little tactic has worked well for me.I am landing a bunch of quality tenants from it.

I tell my tenants that for a small fee, the scantily clad women in the calendars of the STR will come by and clean their house, do their laundry, cook them dinner and give them a bubble bath.

If newbies have some whizbang guru scheme to spin off a few dollars on a pre- or FC property, stay away, far away, as far as you can possibly get away.These matters have been up before here, a few whizbangs argued they knew what they were doing or what they did wasn't going to be in violation, whatever their financial interest was in promoting this stuff, they were not lawyers and the had no clue as to the breadth or depth of the ramifications of their actions, much less the risks involved.Another side, as to the issues mentioned above, any other party to that transaction, agent, title folks, bank, attorney, or even the seller's 3rd cousin who came over for dinner may very well see you as some scam artist and get on the phone getting who knows what authority involved.

I just finished a livening room / dinner room (about 450 sq ft) in a about 6-7 hours.

I would also find those who have successfully invested in real estate and offer to buy them dinner.
