That sounds like a silly example, but imagine if doctors were 100% commission and also responsible for bringing business in the door and referral fees were illegal...

Now there can be exceptions where someone has not much liquid after down payment or lower net worth but property is very strong with tenant quality and location or if LTV is below 50% then lenders sometimes perceive less risk.Also you could have situation where current reserves and net worth is light but is a doctor making 800k a year and lot's of free cash flow so lender still likes to do the loan with personal guarantee.

These individual doctors want kids right out of college to work all these hours and make commitments to possibly one day take over the business.

@George Ozoude most doctors I know investing go down to 2-3 days a week. 

With all the hospitals you could attract families that have family members that are in a long term hospital stay, doctors doing residencies, etc.  

The build out and demands of doctors are not cheap especially in CA.

Financial statements can be doctored up pretty easily.

That doesn't mean you will sue your lawyer for that advice (you might, but being wrong isn't the same as malpractice).Imagine if you went to your doctor with some unusual pains and all he gave you were a bunch of stale facts about potential therapies -- "Well, there's an X% chance it's your appendix, with a Y% chance that, if it is your appendix, it will get better without surgery, and there's a Z% chance of complications with surgery..."
