I have spent most of the time trying to calm down my tenant.

CALM DOWN, act professional, make well thought out decisions that will further your business.

@Sonia Spangenberg If the city is giving you issues, you could ask them if you gave them an environmental report showing that the land is safe and added septics is doable and won't harm the water table that might get them to calm down. 

Choose to rise above that and carry on with what you need to do, but remain respectful and calm, even if the tenant is the opposite.In BP podcast #83, I share a bit about our management style.

Is its demeanor calm and relaxed, or does it lock eyes with you, tense its body, and growl?

I never had to go to court with any tenant over many years by simply treating them in a calm, fair, reasonable non-arrogant way - and - by treating them like they were smart enough to know what was reasonable in the situation. 

Sometimes someone who is just so benign, so calm or even boring with perfect score and references - can be a man/woman really into dramatic lover relationships. 

No easy answer for this one, IMHO, this Corona will be contained quickly in USA... but with a 'global' economy freaking as it is, "you might feel a little pinch" the dentist says as the needle goes into your gum.Everyone:  hang in there, stay calm, be safe.

I think just being calm, sitting down with them, going over the new lease and the rules and you will be just fine.
