Either way if the balance is 140k, without going through the short sale process (which will take a few months) no one can assure you of any approved sale price.

I do prefer having them take it to the bank tho.

However, you can likely sell all the properties in the required timeline to do the 1031k, although that will take some effort/cooperation between multiple buyers/brokers, considering the separate markets.  

Why take a larger risk when you are sitting great?  

It would be nice if you gave them more than that, because it takes a lot of effort to move a business (online marketing, business cards, etc.).

The more issues you can take off their plate before you lock it up under contract the better you'll be.

@Dominic Holt none of these issues are really excusable, although can see how they might have happened.Regardless, the PMC should be taking on some liability!

If you are sole member LLC you just take a distribution from your business account to your personal account.You are likely already reporting the income on a schedule E.
