Check zip 34120 you should be able to find some 1980's era block homes for 40-80k that will rent for $1200 a month.  

I put that in because someone else on the block did the same so it was to keep inline with area. 

I've paid special assessments for the roof (not covered by insurance because the former alcoholic that the former board hired threw a cinder block through it - voiding the warranty, etc).

I think the auction process like Williams & Williams, Auction.com etc has been a way for banks to try to get their properties the most exposure and on the open market instead of dumping blocks of them to investors for a large discount.

You need to know for that local market if the going lease rate for a retail space of 6,000 sq ft is 10,12 a sq ft etc. to know how discounted the tenants proposed rent is.Some tenants each year on rental increases will try to BLOCK it.

hey guys, I wanted to see if someone who has been around the block  can offer some insight.I have been house hacking my rental for the past 4 years but have recently moved out and am legitimizing it working with a prop manager and such.one thing that has crossed my mind is when I switch my house insurance from owner occupied to rental, they will be performing an inspection and im a little bit anxious of my roof.My shingles and ply boards were changed not too long ago however the joists are warped due to the house being a 1920s.

Yup, the little glass block tiles in the shower and as kitchen backsplash, subway tile is in its third or forth go round, and I think the Urban industrial look will be the "Oh that is so 2015"
