Fixer uppers or finished.  

I actually just finished Chad Carson's book about retiring early with real estate... and the one story in it where the investors lost everything in 2008 was with note investing, not real estate. 

Modern or traditional finish outs?

We can get another loan for our next property and be able to potentially only put down 3-5%....but, was hoping to purchase a fixer upper that we could build some sweat equity into so that our goals for investing could still remain attainable.

My question is should I finish b) grading and c) crawlspace work before a) fumigating?  

The basement is finished with 7'6" ceilings so it is the same sq ft as the two story homes.

Contractors and developers where building spec homes left and right and not waiting for someone to buy them first before building because they would get sold the second they where finished.

If the market crashes the day after you finish your rehab, would you be willing to take a loss on the property, could it make sense as a rental, could you hold it for an extended period of time or move into it should you not be able to sell it or rent it out?

We have spent 35k but still need another 7k to finish it.

This is born from the industry trying to distinguish a 2001 suburban garden-style class A complex from an urban core mid-rise that just finished construction.
