I just helped a BiggerPockets investor close on 3 homes in that area and he feels announcements like this "de-risk" his investments, as he says.This is just one of many announcements about companies moving to or expanding in the Valley (which is what we call the Phoenix Metro area...but you know this if you watched the Suns get ever-so-close in the NBA Finals).CoStar.com just reported this on the Metro Phoenix market:Job growth is expected to continue at a healthy pace based on the number of [office and industrial] tenants looking to relocate and expand and who are actively searching for space in the market.

Too many times a company has had a mass layoff planned that hasn't been announced yet and the lenders get stuck holding the bag and the investors lose their money.The most important thing to remember is that a lender is expecting to get paid every month on time in full mortgage payment.

If this keeps up and more employers get rid of mass amounts of people, based on current data %'s maybe we will see a 13% to 18% shrink in rents or sales price in some areas.I assume lending/banking will be the next industry to announce major layoffs, then health care as insurance is canceled.

Here’s a news clip an investor-friendly lender/investor I know shared with me:“The Treasury Department and FHFA announced Tuesday that they are suspending certain requirements that were added in January to the Preferred Stock Purchase Agreements (PSPAs) between Treasury and Fannie Mae and Freddie Mac.Under those requirements, Fannie Mae had restricted its acquisition of loans secured by second homes and investment properties to 7% of its total single-family acquisitions and applied stricter underwriting to those loans.”Lots of opportunities in several areas golf the Valley!
