I to be honest don't know if that price is ok my numbers work out great but I am a noob and could very well have numbers wrong.I know normal duplexes in the area sell for 30k less then this but most of them look like they are in need of updates pretty seriously. this looks like it would attract very nice tenants with proper screening granet counter tops excetera.So with me living in the studio I wrote the rents as 850 each so 1700 total my morgage would be around 619 Now taxes are absolutly atrocious in this area 486 ouch insurance I put as 1000 a year not sure if that would be accurate need help there.so about 560 total between the two.

If I give a free month as incentive I am guaranteed the lose of $3500, if I take the gamble and not collect the deposit, I’m hedging my bet that the tenant wont trash the place, and therefore less likely to lose $3500 bucks.

We live in San Jose, CA and the redfin estimate of the house is about 1 million (I understand this is not the most accurate pricing, but it gives you a general idea what the house is worth).What we are considering is taking out another Home Equity Loan to renovate the house and add an attachment (450-499 sqr ft.).

I have heard several investors say that they only get one out of every 95-100 offers they make accepted, I dunno how accurate that is for your area, its a little extreme for my area, but good deals will likely be hard to come by.

If the property is close to your criteria at that point you can get more accurate numbers for an in-depth analysis.

If people think they will receive a 5 star review from you, they will be more likely to give you a 5 star review in return.There will always be those people that leave 4 star reviews for no reason, but with good communication and an accurate explanation of the rating system, you can cut down on them.
