Additionally, a local agent will have expertise that you simply cannot have if you're not present in the community.Here in California, it would be impossible to do a transaction without traveling to the property because there is a document required with every transaction called the Agent Visual Inspection Disclosure.

There are a number of ways to build these in excel- I prefer my method using dates so I can visually see when cash flows are going out and coming in.

What's common we see that people may want to fix....HVAC, Water Heaters, broken seals on windows.....foundations, roofs...some of that we can see on a visual inspection....HVAC a little tougher....so he says what if I can't fix HVAC and have to buy 2 new units....$10-12,000.
