One thing I wanted to mention that my inspector said who's been around the block in this city and knows his S*** (Picture Crocodile Dundee type knowledge and application) , is that these 4-plexes in this NE part of town were mostly built on expansive soil, or something with the soil, which makes them considerably more prone to movement and foundation issues over time..

You just have to know how to get that seed, maybe with another partner, and also know how that Tree is going to grow.Even where I bought in Windsor Terrace, Clinton Hill, Bed-Stuy and Ditmas Park wasn't the best "Soil" to grow my tree.

As an aside most older homes here in Chatt have some type of settling because of lack of soil compaction when building and the fact we get 50+" of rain a year.
