It looks as though this year we will make 13% funding flips, I'd like to see that above 15% and closer to 18%; partly my fault, the flipper we work with slowed down due to hedge funds earlier this year, I should have diverted some money to another avenue, rectifying that for the new year.

I realize that it depends on how many properties you own, whats your investment model, and what you access to funds such as lines of credit are... either way, I would love to hear more about how yall evaluate where to out the dry powder & recycle it to do it again all while not getting to lean to cover the unexpected.

Since your goal is cash flow I'd be looking for a duplex, triplex or 4plex.Whether it's conventional financing or seller financed I'd be looking for a value add deal.Then you can use the remainder of your cash after the down payment for rehab to force appreciation.Essentially utilizing the BRRRR strategy so you can recycle your capital over and over again.

They removed their recycling fee, but replaced it with a much steeper garbage fee(which was really a tax hike as taxes once included garbage but no longer do.)
