I wanted to make sure we're not missing anything before we close:Requested an estoppel agreement to be signed at the final walk-throughNew/updated lease will be signed honoring the previous termsRequested to see the rent rollWe have a copy of the leaseThe sellers agreed to replace the roof before we close; we asked for the roofers information to make sure they are licensed/will pull a permit, and to get information on the roof.Will confirm that security deposits will be transferredAnother concern/question I had is about paying cash for keys.

After all was said and done it showed me walking away with $40,107.50 (my target goal was $40,000 profit).The final numbers were:Purchase $91,500.00Renovations $73,587.97Sold Price $250,000.00After closing costs, give back and all in the profit $67,571.60So the largest area of savings was in regards to AC.

You can ask them if they'd be willing to come in on it with you if you give them majority (like 60/40) in return for them walking you through some parts that you're unclear on.
