The bar to entry in the education business is waaaaay too low, it is also to be active in conducting any RE business too, IMO.

They do seem to pay bills, all accounts bar the cell phone are rated 1 throughout.

In my most recent work, I've opened, managed and operated an organic smoothie and juice bar, which was really great and rewarding, however we had to end our contract early.

(this was my estimate with input from the realtor who apparently does demo on the side)- All new flooring (combination of carpet, laminate, vinyl)- All new interior doors and hardware (6 panel hollow)- New (matching) light fixtures- Most or all new interior trim- New counter tops with modification to remove partial wall and add breakfast bar to open space between kitchen and dining room- Refinish existing cabinets- New bathroom fixtures (vanity, sink, toilet, tub) in both bathrooms- Likely sub-floor repair due to the significant amount of pet damageThe major areas that I didn't look closely at (because of the pile of junk in the way) but would certainly need to if I was considering this include the mechanicals (AC compressor appeared original), septic system, well, a closer look at the roof, and a closer look at the deck. 

You might need a good security system or decorative bars.

There are about 3 brand new large mixed use complexes within walking distance, that are renting from between 2200 - 3400 a month (these have pools, fitness rooms, restaurants and bars, all the frills).

On the site, the "Learn" link across the top navigation bar has lots of great info, and so do the forums.

You can use the existing wiring and go from 1 to 2 lights (1 light bar to 2 can lights) without a ton of fuss, damage to drywall, or added cost assuming that you can run the additional wiring between the existing ceiling joists or in an attic if there is one above the kitchen. 

I have found several paints that fit the job, so barring any unforseen problems, I'll probably move forward.
