I'd like to respond to a few of them so that I can get some more free advice :) hah.I agree with your point about not putting too much cash into a property just to enhance cash flow.

Those new shingles just stood out like a sore thumb against the remainder of the roof.To this day, I still think about how much nicer that house would have been -- how its curb appeal would have been enhanced 100% -- had I done it right the first time.People pull up, they notice that new roof, and they know it's one less (expensive) thing that they're going to have to worry about.

In either case, provided there is not too much texture, you could remove the doors, and, perhaps, the boxes as well, and {spray} paint them {primer and finish coat(s)} and change the hardware to give a more modern look.

I don't want to HAVE to work to afford things that don't enhance my life in any way.

Its relative affordability, compared to other Florida cities, further enhances its attractiveness for investors.

Or items that enhance curb appeal?

Keeping in mind that my laborer probably only has 1 day to complete the job, it's probably not going to be the greatest-looking thing, non-textured, funny doorway (i.e. a sheet), but ostensibly it's another room.
