Also consider sub-metering each unit to have the tenants pay their apportioned amount of water/sewer/trash usage etc. 9) Capital Expenses - sometimes the prior year the owner did a capital expense (Carpet, Stove, renovation, etc) and they wanted to write off the entire deduction to reduce their taxes.
