Making the doors and cutting the cabinets apart to fit a modern stove took the longest.

Stove, dishwasher, sometimes a microhood although we're getting away from those also because they wear out too fast.

Also can you list the brands youd recommend for stoves, washer dryer, etc for landlords?

I have found a good cash flowing 3 unit deal, but it has no appliances (Dishwasher, stove, oven microwave, washer, dryer, and fridge/freezer.) 

(I trade the financial markets when not irrigating, mending fences etc).

If you cannot convert the heating system, perhaps you could run gas lines for gas dryers or gas stoves in the units.

Another great tenant who pays $825 & she stayed at her sisters for a couple of days so I could get in there.5 yr old o/the stove microwave died, so I had my favorite appliance guy find & reconnect a bad spade connection from the date of mfr. $80.

Also consider sub-metering each unit to have the tenants pay their apportioned amount of water/sewer/trash usage etc. 9) Capital Expenses - sometimes the prior year the owner did a capital expense (Carpet, Stove, renovation, etc) and they wanted to write off the entire deduction to reduce their taxes.
