They are ancient institutions and haven't evolved since they began.

The Department will provide further guidance in this area as the                  accommodating processes evolve and are formally addressed and implemented.My impression is the Department isn't taking a draconian my way or the highway stance but recognizes difficulties the process created and seems to be open to considering valuations other than the three listed on the Form. 

You are right about it being "healthy" however what I do see also happening is a whole load of STRs - especially in Arrowhead Lake added on to the inventory  , I am quite familiar with the area hence I would suggest to be extremely wary of that fact , also as others have mentioned - stay clear of property management companies ( especially the likes of evolve etc )  - their proposition & value add in the Poconos is just to grab a % of income.  

Chances it is a serious environmental issue--built in a wetland or endangered species habitat. 

Thanks Jared, initially I would like to pursue buy and hold investments and evolve from there. 

This discussion thread is dated by about six months and I am sure that the Tacoma Pierce County market has evolved.

In regards to Brewerytown, the area is evolving toward new rehab and or new construction - multi's are slim pickings for House Hacking.

Evolve seems to be entering the Poconos vacation rental market rapidly; unfortunately, it appears they seem to be driving down the market pricing by trying to capture more market share. 

I use a universal booking company called Evolve to facilitate those efforts.
