The reason I was considering it, was for the segments on in house financing.

You better decide that you need to be learning all the time, but there is really just one realistic segment in your life to get a formal post high school education.

As an investor that also invests in MHs you will be able to help the mobile home segment of society that most other investors ignore.

You still want to market publicly because there are many other people that rent month-to-month: people house shopping, corporate hires on temporary assignment, people between houses, people new to the area and not sure if they want to plant roots, etc.If you just market to traveling nurses, you'll miss out on a large segment of the renting population.

Obviously, some people only go through a Realtor/MLS to find a rental and I know I'm losing that segment, but when I calculated that $7,500 in commission, that's a chunk of change.  

Another final suggestion would be to target couples and graduate students as these market segments are more likely to live in studios or one bedrooms since they may be over the hectic roommate style as opposed to traditional college students.Best of Luck Shane,Sukhbir

Trouble is, every time it gets really hot, the local news runs another Death Watch segment where children, the elderly, and the sick are suffering and dying.  

So you will attract that segment.
