After recently exiting a lucrative startup I am left with quite a bit of capital for investing in real estate which is something I've always wanted to do.I have been lurking on the forums for quite some time and I am definitely interested in 2 approaches to investing at the moment;1) Buying condo's as cashflow investments (buy and hold) as close to an affordable downtown core as possible to also hit a potential appreciation, although I'm aware i should never count on appreciation but being from Vancouver its in my blood I guess.

And I really, really don't want to spend all day answering the phone (or dealing with paying someone to do only that) to get a couple of leads where I show up, get screamed at for making low offers, then drive home questioning my existence.

It's not critical to get a screaming deal on the SFR to make this work, so there should be plenty of opportunities, as the county population grows by 10,000 every year for the next 20 years.

The MI companies are paying a ton of claims, and as a result they are backlogged and the rate of foregiveness is bound to drop... or they (mortgage ins co) will run out of $$$.It is about to get really bloody .....

But again, you know the local area, so apply your local knowledge.This doesn't look like a screaming good deal, but if you have the knowledge and finances to get over the stabilization, it might have potential.Might the seller be willing to do some sort of seller financing or master lease until you can clean up the mess?
