That is great, we bought a 6 unit in June I couldn't resist very old with lots of rehab so I know the feeling of seeing something and saying there is something about this property...We did get into multiple offers at one point but we made our decision and stuck with it.

So I would argue that the return is great in that you have lower holding costs due to quicker sale, get closer to ask price and have less resistance from potential buyers.
