Peeling wallpaper and lovely smell of cat urine is great!

GSG allows the transfer of title to an revocable trust Explicitly for the purposes of estate planning/protection....not simply transferring to a land trust in an attempt to mask sales of the property.  

In 02301 there are a lot more homes that are in disrepair - peeling paint, rotting trim, overgrown yards, etc. 

I have seen very large turnkey marketing companies representing properties here in Birmingham as A- when they are absolutely C+ or lower - cars in the yard, unkempt lawns, peeling paint, etc.

Putting title into a land trust does Not prevent the due on sale clause, it simply tries to mask it, and not so well as lenders are well aware of the game. 

PS - Home Depot has a good respirator (not mask) that's designed for mold.  

I've never had paint peel from it(15 years and counting) and it doesn't degrade in the sun like wood products do.

It is in very nice original condition, however, has lots, and LOTS of peeling paint throughout.

For example:Rent vs flip materials in that orderFlooring: vinyl plank(peel and stick)/tileBathroom: use existing vanities if possible/replace unless is not needed.

The sellers have recently put new insulation and vapor barrier in this area of the basement (it would appear to mask the moisture problem?)
