How specific can you get in your lease when it comes to tenants responsibility for repairs of things to the house related to negligence, ie flushing sanitary products down toilets, appliances, hoa fines related to negligence of caring for the yard or following hoa rules etc? 

They might cut corners on essential structural or system repairs, leading to hidden issues that can be costly to fix later.2.

After inspection, buyer/agent came back asking for additional $10K credits and few repairs to which I declined.

At that price I am able to underbid almost any other housing situations available to them, and cover the payment/repairs to the point where I pay less than I currently do in rent.

I have a PDF I will gladly share with you, so that you know what to ask for before buying a condo, to make sure the building is in tact but also that the reserves will be enough to handle any upcoming repairs.

Repairs have to be passive but what about placing a tenant every year or 2?

You two could probably extend the closing until the repairs are complete which would be great for you since you would not have to go back on the market.

Hey @Julie Brangenberg - I have an AirBnB here in Chicago but never in specific college towns...I would tend to say that it's probably not the best location unless you have boots on the ground there.I could also see more damage being done in college towns, higher repairs maintenance, and shorter stays but that is honestly just a hypothesisIs there a specific reason you want to get into the STR space?

also have you simply tried to contact the builder and make a request for repairs ??

Good chance a major problem - tenant non payment or damage, needed major repair, etc. puts you cash flow negative for that year.
