I find the best way to "harden" my rentals is to get a "gentle" tenant:D Try showing up to an applicant's current residence unannounced.

Is it a risk, yes, but then again, you can be sued by someone who trips on a sprinkler head, twists an ankle on a cracked sidewalk, etc.

People are very gentle on the properties, they typically arent doing any cooking or using appliances it or anything like that, but we definitely still have Cap ex, and that’s one of them.
