Not ridiculous & unforeseen disadvantages...

There's some disadvantages:1) can be lots of competition on the best projects.2) sometimes only 1/10 or 1/20 of the properties scheduled actually make it to the auction on the day they are scheduled.3) The noteholder (the bank) can actually bid against you to try to squeeze more money out of the property.4) You can't inspect the property ahead of time.5) You won't always know if it's occupied or not.6) Many auctions require cash at the time you win the bid.Most of the guys that go to these things have deep pockets.

Market Saturation: In some areas, there might be an oversupply of multi-family properties, leading to decreased rental rates and increased vacancies.There are more risks and disadvantages to multi-family real but through my experience these have been the most challenging.

So boys and girls who have chosen to jump and live 3 states out will quickly be at a disadvantage when the big boss wants to hold on site brainstorming sessions.   

My question is, is there an advantage or disadvantage to owning a piece of land with Mobile Homes on them vs owning a piece of land zoned as a mobile home park?  

Another disadvantage of gravel is that it tends to sink down into the dirt, & needs to be re-plenished, every few years.
