The idea being that a person could explore the option a little further without the threat of being sold on something by a pushy investor.

I don't think you have a real dilemma, you just think there is some perceived threat that your tenant will move out if you don't constantly placate them by moving them into the latest refurbished unit so they can ruin it.

So, the "threat" of suit or if some "ambulance chasing" attorney going to back off just because they see a LLC and not worth their time to pierce the veil. 

I for one do not feel a threat from them.

The only thing that holds society together is the threat of force by the police.

A good N/P will also build to the market but at lower price levels, while they are not as profit driven they are holding costs down so the transition to building for profits is not a great leap.Getting with other investors is good, but they may not teach everything they know honestly, they can see you as future competition in the area, some aren't nuts about helping to the point where you become a threat to their business.As a volunteer with a N/P you are welcomed with open arms, they are thankful for every hand that can work at all.

This guy hasn't even tried to talk to me, but now that he sees he's in serious threat of eviction, he gets some "advocate" to call me.I just hope that legally, I don't have to accept a rental payment from anyone other than the renter himself.

Also rents better sometimes with waiting lists :) By the way another advantage of investing in HO county that the quality of tenants has been shown an increase over the years as the "flakes" has been continuously priced out of the area and tend to be moving towards Baltimore County, Glen Burnie etc...and this trend with tenants seems to continue for the foreseeable future as BRAC, Cyber Security, Verizon and other project are bringing more jobs into our area etc.

It sounds a little like a threat.
