The objective: If they want to sell later they can target a homeowner versus just targeting another investorsub $50K- We're not big fans of these properties but if you get a property cheap enough & can still command the rent then the taxes don't concern you as much.

As I previously indicated, I structure deals completely differently and command a premium in "rent" payments that equate to a true triple net lease where all debt service, maintenance, repairs, etc., plus cash flow is paid for by the tenant.
