Should the PM company also chip in for fixing toilets that go bad or painting the place?  

The Zinsser Shellac would be my first option (alcohol based), and I'd use a chip brush to be able to throw it out afterwards.

I figure if Apple and Intel can come up with unique names for all their new OS releases and chips, I can find some scheme for all my property names. 

@Alan Grobmeier I stopped using tile as it will chip and break if something heavy is dropped on it.

This means that you can be sued without limit. it's their fun way of encouraging you to remediate if children are in the house, since they're most likely to eat paint chips and suffer the consequences.

I did have one chip recently, but it was easy to fill in.  

Your chipping away at your coverage and need to approach this as a business.  

In 3-4 years I will use my cash flow to chip away at debt and fully put the breaks on using leverage to acquire new properties.
