I based my selling price at 8.87% cap I think that is an attractive ROI at $279,900.

In less expensive areas <$75K you lose equity, appreciation, and will have a harder time attracting great tenants. 

A 30-50% cash return is pretty attractive to some people.

Price point very attractive at 80k ( compare to 120k for houses close by).

On a large scale, removal trapping is conducted using CO2 as an attractant to lure the biting midges to an insecticide-treated target where they are killed.

I would also think anywhere near the beltline, Ponce city market, near the airport, six flags or any other main attraction would do well.

However, the building is relatively good condition (constructed in 1983) and could attract local airport workers that don't want to commute.

I want to be attractive to someone who might be splurging but can't afford luxury; to people who can afford luxury but want to be more frugal; and to all the rest who will get a nice spot in their budget range.  

Their whole model relies on having a lower overhead and attracting large numbers of people to appease investors. 

They buying costs pretty much made the deal not so attractive.
