Hi BP,A prospective tenant has just started a new job and I requested having a co-signer on the lease.

I was wondering what your opinions on trying to invest in a co-op are?

Running everything through a co-owned LLC seemed easier than trying to split everything between the two of us on a personal tax level.

It would be fair to get them waived, but if I was a co-owner in that HOA, I would definitely make sure that no other rebate is extended.

Maybe someone made a mistake a co-signed on a car for their kid and wasn't able to cover the payment when their kid defaulted. 

I know someone who, through her LLC, is a co-owner in a Delaware Statutory Trust (DST) property and she still got sued.

Having a co-signer my help you get approved as well.

For the househacking strategy, you'd be better off saving up, getting work experience under your belt to satisfy mortgage lender requirements OR partnering with a co-signer/equity partner where you control half or the majority of decision making.
