LIHTC takes a long time and you have to own the land I personally wouldn't recommend it to anyone who doesn't have large amounts of capital, years of experience, construction and management teams and architects in place because you'll lose everything trying to compete with the affordable housing giants who put in 5+ applications a year for the 4% deals and 9% deals. 

One of the reasons real estate is a safe heaven is that markets are like giant cargo ships; they change directions slowly.

A Line of Credit (LOC) acts very similarly as a HELOC, as in its like a giant credit card for you to use when you need it.  

Last I heard they were buying a giant lot to build the warehouse.

One thing I tell new agents is that I don't care what niche you want to be in, there is someone at KW doing it in not only a big way, but a GIANT way. 

The misconception is that this will change things in some giant universal way throughout the industry.
