Not sell on a contract to some boot whose gonna ask me questions for years and wreck what I built.  

The cost of management -- again, unless you're comfortable there -- trying to track down late rent, finding good renters (since most good tenants want to live in better areas), along with the higher maintenance costs associated with bad areas all tend to wreck any profits the theoretical numbers show.

I think its a good thing you have not gotten any loan yet because if you could you probably would jump in and be headed for a possible train wreck your very first time out.

And then after a year to 3  the house is a wreck by the time U get it.. then if the people are still living there then you have to go through the eviction process which again if they wont take cash for keys could add another 6 to 12 months to the whole process.. 

It showed to be a total train wreck of a place.
