@Keiko Bake It'd take a lot of digging to really provide an ideal, workable suggestion. 

Turnover is higher, repairs are higher, but I also find tons of deals on properties because most people can't seem to handle them.By going into it with the expectation of higher turnover, repairs and what not I feel like I've been able to formulate a workable strategy on the properties to continue to be profitable.

At least one of them will come back with a workable counter offer

Thank you John for your advice,we are trying to connect with a land lord attorney, my husband has gone out and unlocked the gate, mobile home and shed he has access to .....he was allowed one shed and has broken into our sheds.....we cannot even leave our property...we hope to sell a couple of old boats( non workable) and go to court on Monday.....I have run a across low lives in my life and i am not dumb or ignorant, just we were scammed and it hurts....and yes I believe some of the sheriffs down here are corrupt and will not even listen....the tenant is we believe also on drugs....John, I used to have family in Wheatridge XXXX W 38th street for many years....I think my cousin still lives there...thank you...PB

Using a wide angle, I can make this cramped bathroom look workable:- Crop out the junk.

Foam is workable but once damaged it is hard to cover up.

That seems workable to me.

I talk to many people who have clear reasons to sell and number one takeaway so far for me: just because they have a reason to sell does not mean they have a reason to sell at a workable price.
