Winter holiday weekends are also strong.

Do a 1 year lease or if you want to avoid a vacancy in the winter, do 6 or 18 month. 

If you fail to remove icy conditions from the sidewalk after a winter storm and your neighbor slips and falls while walking their dog do you really believe they cannot sue whomever is the property owner because there is no contract?

As long as you have the self discipline to not raid that reserve for fun and pleasure, go for it.

It will be money well spent.Also, criminals know how to check which properties in the area are STRs and might be vacant during most of the winter.
