Snowbirds stay for the winter months, so these are annually occurring midterm visitors.  

I can relate to the cold winter's that will soon be knocking on your door.

I'm not sure how pricing appreciation will go over the summer, but even winter has kept the steady upward trend so it seems likely to stay on the same path.  

What was supposed to be a relatively quick process ended up stretching throughout the entire winter.

Sun and bluebird skies of summer, the vibrant colors of fall, and the cozy snow drifts and fireplaces of winter. 

And any new builds are pricey, competitive, and or teardowns at this point. 30-45min from downtown it gets affordable and there are a lot of new builds like Wendell, Wake Forest, Youngsville, Fuquay Varina, those kind of suburbs.

Some people are Ebenezer Scrooge living on one lump of coal in the winter . 

Either way your main goal is to get that gas back on before winter.
