My biggest concern though with the Townhomes was about if they have challenges with renting out or if comps are done for similar br/ba/sqft or if the actual townhome “neighborhood” has more weight than it may for SFH when doing analysis.

Metal roofs are very light compared to shingles so if there's only one layer, weight isn't an issue.

While getting a template (likely from another state) may make you feel good, when the time comes for you to enforce the agreement and it does not hold weight will not be worth the savings.

I bring this up because if you call an agent and let them know you have a preapproval letter then the conversation seems to carry a little more weight.
