Lenders that would do that already went out of business, and/or stopped offering it, in 2022/2023.To get the 11% lender on board, you'd needing to be looking at a property with vastly more significant upside than a standard ho-hum annual 5% rent increase.A 30% vacant mismanaged apartment building would be an example of where the 11% lender would step in, and ACTUALLY make it to the finish line.What you are looking at right now is someone that's going to garner 20 applications with the hopes of finding 1 or 2, with enough upside, to actually fund.

I'm not a lawyer, so I don't know what I don't know.Looking at the vast number of court cases in the public database, I find only one property our of several hundred that appears to be represented by the landlord. 

I am speaking from direct experience, other programs show such a vast different view on how storms come across.

Does anyone have experience/recommendations of lenders who work with investors who have moved away from W2 income and can prove self sufficiency? 

We had built the unit ourselves and had done some sound mitigation as well during construction but it ultimately was not sufficient. 

The vast majority of business owners are not committing crimes, and tools already exist to go after the ones that do.For example, a certain political family has dozens of shell companies shuffling money from foreign entities with no discernible evidence of conducting business.

Having contingency plans and sufficient cash reserves is crucial for navigating unforeseen challenges.Please let me know if I am missing any.
