I think its a matter of how you build it and its functionality. 

It's really a matter of how much money you have to put into the deal.

It doesn't matter if you already have assets, but it makes a difference when you're looking to make new purchases.

The only problem is that last part - no matter what.Every new investor needs a "deal killer" in their life.

Credit, jobs, income, age, married, plans for future all this matters.

It's not a matter of if you'll find more problems, but when and how many.
