It was not done well, there is a hodgepodge of 'handyman/diy" work throughout, and I'm trying to decide if we fix it up right or just make do until we sell in 10-15 years.The two units are ~3bd, 1ba and about 950 SQFT each, with less than ideal layout but otherwise are ok cosmetically, and the property is fairly large and has a nice yard for the area (South Seattle near Light Rail).

If RE is part of your long term investing/ wealth buldings strategy than it could be a good idea to get a large amount of cash out of your homes via refinancing, NOT a HELOC, even if you don't have a deal lined up right now. 

We called the borrower directly, who picked up right away, and hammered out a Deed in Lieu deal within a couple of days.

I don't have that much saved up right now so what are the best options for financing the remodel?

I noticed the new shopping center they're putting up right now where 10 & 30 meet though and I couldn't help but notice the town has done some upgrading since I was there two years ago.
