Even though I had been lending already when we started this company during the last crash, I still partnered with someone more experienced than I and I learned.

@Sean Gammons rising property values & mortgage rates have ended the "easy days" where you could buy anything and rent for cashflow.You're going to have to look harder or go into riskier investments.Prior to the crash of 2008, seasoned investors would look at 100 properties, bid on 10, to hopefully get one deal accepted that met their ROI and CoC requirements.

If they think property values will be crashing soon and we will be in a recession, they will come in lower.  

And remember, you can average down during a 50% crash.

Stay consistent.Sorry but they deserve to crash and burn.

My tenant passed away and was not found for apparently several weeks, so the smell in the house is unpleasant.
