For the sake of argument, let's assume a blended yield of 3% which would only produce best case scenario $1.5 mil/year. (3% of $50mil)The problem is, as @William Kyle Walker pointed out, GF is bleeding cash currently losing $4 to $5 mil/year.

If you plan to stay in cash on the other side of the balance sheet you can use the two to blend a much higher ROI than simply going cash without the 1031.
