I was a former kicker for the University of Arkansas and now a wholesaler at Diamond Acquisitions.

Properties do not need to be in walking distance of the university to still be in high demand for college students. 

I currently have some searches in Highland, College terrace, University south, Palo alto, Santa Monica, Ocean park, Downtown north & Barron Park.

.- Low crime, low foot traffic- Access to restaurants, grocery and job (hospital, university, denver tech center, denver downtown)- COC ~5-6%My preferred method to buy is Sub-To, so I would like sellers (and agents) who are ready and willing to consider this.

Good mixture of travelers for the hospital systems, university, state workers and employers like GM.

We continue to have a strong need for student housing with 3 major universities in the Triangle.

But figuring out your strategy whether its LTR, MTR, or STR I would focus on proximity to the university and other attractions of Waco, as they say... location, location, location, it's still very true. 

The sec8 units are a universe of difference from the others, operationally speaking.

I graduate from the University of Utah in the spring with a mechanical engineering degree.

Looking outside the city proper (Las Colinas, The Colony, Frisco, etc…up around where Universal is going in).
